Sitework is a sequencing problem before it is a concrete problem
On a typical commercial site package across The Woodlands and the north Houston corridor, half a dozen things have to happen in a specific order before paving can start: underground utility trenches close, storm drainage structures and detention outlets get set, curb and gutter goes in against the drainage design, and ADA sidewalks and ramps follow behind that. Get one piece out of sequence — pour curb before a franchise utility sleeve is in, for example — and the fix usually means cutting concrete that just cured.
We self-perform the concrete-driven portion of that sequence — curb and gutter, storm structures, sidewalks, and site concrete — and we manage the sequencing itself as part of the scope, not as something left for a general contractor to referee between four separate subcontractors.

Underground utilities, storm drainage, and detention
Water, sanitary sewer, and storm lines have to be in the ground — tested and backfilled — before the concrete above them locks everything in place, and franchise-utility sleeves for CenterPoint Energy electrical service and telecom conduit need the same treatment. We coordinate directly with the civil engineer of record and the utility providers on trench timing so those lines are confirmed before curb, gutter, or flatwork closes the ground over them.
Storm drainage and detention work — inlets, headwalls, junction boxes, and the concrete outlet structures that control a detention pond's release rate — has to meet the civil drainage design exactly, since Montgomery County and Township drainage review is one of the more scrutinized parts of commercial site permitting in this market. We form and pour those structures to the engineer's detail, not a generic standard.
Curb, gutter, ADA sidewalks, and site concrete
Curb and gutter sets the finished drainage path for a site, which means it has to be poured to the exact grade the civil plan calls for — not approximated and corrected with asphalt later. We pour curb and gutter directly against that design, then sequence ADA-compliant sidewalks and ramps behind it, holding cross-slope and running-slope tolerances to ANSI and Texas Accessibility Standards so the site passes inspection the first time.
Beyond the drainage-critical concrete, most commercial sites also need a handful of smaller elements — dumpster pad slabs rated for truck loading, monument sign foundations, bollard footings at loading docks and fuel islands, and retaining walls where grade changes at a site's edge. We scope those alongside the main sitework package so they are not an afterthought discovered during final walk.
Coordinating paving and inspection sign-offs for GCs and developers
Paving contractors need a finished, cured, and inspected sitework package before they can mobilize, and a delay in any one utility, drainage, or curb element pushes the entire paving schedule back with it. We track Township, Montgomery County, and franchise-utility inspection sign-offs against the paving start date and flag anything trending late, so a general contractor is not finding out about a delayed inspection the same week the paving crew was supposed to show up.
